Northern New Jersey Market Snapshot: County-by-County Trends

Bergen County
We’re seeing 127 new listings, which is actually an improvement from last week. Median sale prices dipped slightly to $749,000, which is interesting because we have not seen a year-over-year decline in Bergen County’s median sale price since 2023. Homes are taking about 87 days to sell, which is longer than last week.
- New Listings: 127 (down 4% year over year, improved from down 9% last week)
- Median Sale Price: $749,000 (down 1% year over year, first decline since 2020)
- Days on Market: 87 (7 days longer than last week)
Essex County
New listings are up a bit, and pricing is still moving higher year over year. The bigger story here is days on market. It has been taking longer to sell a home in Essex County than it has since 2023.
- New Listings: 117 (up 2%)
- Median Sale Price: $652,000 (up 6% year over year)
- Days on Market: up 13 days from last week, higher than it has been since 2023
Passaic County
Passaic is still the leader in new inventory. Last week it was up 20% year over year, and this week it is up 17%, which is still well above every other county. That could be showing up in pricing too. Median sale price is now down 10% year over year after being down 7% last week. Even with that drop, it is still higher than 2024 prices, but lower than 2025.
- New Listings: up 17% year over year (down from 20% last week)
- Median Sale Price: down 10% year over year (was down 7% last week), higher than 2024 but lower than 2025
- Days on Market: 79 (3-day improvement from last week, but still higher than it has been since 2023)
Morris County
Morris continues to sell homes the fastest. Days on market is flat at 30 days. In my view, this is likely because Morris offers better value. You get more bang for your buck.
- New Listings: 70 (down 6% year over year)
- Median Sale Price: $686,000 (flat from last week, up 6% year over year)
- Days on Market: 30 (no change), fastest county for home sales
Hudson County
Hudson tends to swing around more than the other counties, so it can be one of the harder ones to track week to week. New listings flipped from down 4% last week to up 1% this week. Median sale price also shifted, now down 1% year over year after being up 5% last week. Days on market are sitting around 70 days and are relatively flat.
- New Listings: 116 (up 1% year over year, from down 4% last week)
- Median Sale Price: $679,000 (down 1% year over year, was up 5% last week)
- Days on Market: 70 (relatively flat, 4 days longer)
Note: Hudson County tends to have more week-to-week swings than the other counties, which can make it more challenging to read at a glance.
