Bergen County
Inventory is still down year over year, but it did improve slightly compared to last week, when listings were down even more. Median sale price dipped a bit, while homes are selling at roughly the same pace as last week. Overall, Bergen County continues to show a tight inventory environment with pricing holding relatively steady.

Essex County
Inventory continues to drop and is now at the lowest level I can track going back. Median sale price jumped again this week and is now up sharply from both last week and last year. Homes are also selling faster, showing how limited inventory is continuing to support prices in Essex County.

Passaic County
Passaic County saw a major jump in median sale price this week, rising from $582,000 last week to $623,000 now. Inventory is only slightly lower year over year, but the price increase shows how quickly things can move when supply stays limited. Homes are also selling a bit faster than they were last week.
